House Plans for a Natural Living!

It’s a year 2007, and you’re planning to build a new house for you, and your family.

Let’s assume, that the question of where, has already been answered. Yes, the location is where your design ideas should originate from.

Providing you’ve done your research correctly, the only place you’d come up with would be somewhere in the middle of the rural America. Kansas? Wyoming? Both are good places to move your family to, and put your house plans to reality.

Designing your home will entail two distinctive parts: architectural and that encompassing construction and materials. Both are equally important. Instead of rendering, leave walls to show the natural beauty of stone, clay, or timber. Try to limit use of paints, as much as possible. If necessary, use odorless and chemicals-free kinds. There are many harmless pigments available, that when combined with water and lime will deliver stunning color finishes, free of harmful solvents. In place of glues, use mechanical methods during the construction process.

House plan, no matter how detailed, in the reality is never possible to adhere to a 100%. Be prepared to make “on the run” changes, still keeping the initial vision of your ideal home intact.

House Plans – Where To Start

You have found the perfect lot on which to build your new home. Now you have an abundance of decisions to make. Where will the house sit on the lot? You will have to decide this based on the total square footage of the house. What kind of features are you hoping to have. These are the things to consider, storage, a laundry room, a home office, a bathroom downstairs, a full bath upstairs, and a family room.

Consider the future? Are you just starting out and planning a family? Do you need a guestroom for visitors? Flexible house plans are probably the best option for you. You don’t want your house to end being too big in the future. If it starts getting small, make sure you allow for expansion if necessary, and make sure it is according to your local zoning laws.

How does the house plan you have chosen fit on the lot? If the lot is deep and narrow you don’t want a shallow and wide house plan. Where will you place the house so that you get the maximum exposure to sunlight in the morning and in the evening? Make sure the windows are where they are supposed to be.

Check the zoning laws where you are building your house. There may be a limit in the height of the house or on what percentage of space your house can take up on the lot. Be open to suggestions. You can go with a pre-drawn plan or a custom plan that is drawn to your specifications. Another important item is how water drains off of your property. You would want to build the house on the rise of a hill rather than at its base. At the base the run off could do damage to the house.

When thinking about your house in general, does the house style fit in with the neighborhood? You wouldn’t put a large Victorian house in a neighborhood that had ranch style homes and vice versa. Find out if there is an agreement with your city or town regarding the type of houses that is acceptable for that area. The size of the house is important. If it is too large or too small it will stick out like a sore thumb.

Will a lot of changes have to be made? There will be changes at some point to add a garage or change the size or shape of a room is fairly easy but you had better be prepared to pay a lot more for custom plans.

When you are thinking of the rooms determine what percentage of total square footage will this room take u p. If the master suite takes up twenty percent of total space is okay if you are also going to use some of that space for a reading area. If not consider a plan with a smaller bedroom. In order to determine the total space of any room you multiply the length times the width and divide that by the total square footage of the home.

You may want a dishwasher or an island in the center of your kitchen but sometimes you have to do a trade off. For example, if you want a dishwasher but will have to lose some cabinet space you must decide which is more important cabinet space or the dishwasher. The colors inside the house are most definitely important. If you want each room to have its own color the best plan for you would be a closed plan which would create separate individual rooms. If you are going to have a solid color throughout an open floor plan might work for you.

If you want the space consider planning a room switch. A room that is now being planned as an office can become a guestroom or a nursery. An extra bedroom could be come a work out room or a family room/library. If you are building a garage consider adding an extra bay and making that a workbench or a potting bench. Once you figure all of this out and you have the plans all set you can if you haven’t already choose a lot. With an organized search you could find a plan that comes very close to your ideal home. Once you get the plan you can make any necessary last minute changes.

Building a home is probably the most complicated decision you will ever make. The plan for your new home can be either custom or pre-drawn. Custom plans are more expensive but the expense of pre-drawn plans could be as well if you request any modifications to them. Check with your city or town for their zoning laws. You will hopefully be in your new home for long time so make it what you want it. Enjoy your new home.

If you have purchased a section of land and enlisted the services of a custom home designer to design your blueprints it is very important that you spend time considering the following house design points before any construction begins.

Ensure that your sections boundary pegs match up with your blueprint plans or have a surveyor do this for you to be absolutely sure. This process will help determine if the size of your floor plan will fit comfortably within the constraints of your section and boundary. This process may also highlight better use of certain land areas within your section or show that certain parts of your blueprints can be extended / altered.

Will certain areas of your house such as the deck and living room receive the best amount of sunlight in the position you have planned? When thinking about the positioning of your future home note where the sunlight will be during the day. Look around your section for potential sunlight blockers such as trees and empty neighboring sections that may have buildings erected in the future.

Are there any building covenants on the site that could affect the draw up plans of your home? Have you invested in a new subdivision that requires the developers’ approval over your house plans? Does the site have restrictions in terms of building size, height and materials allowed? It is a wise idea to have your lawyer look for potential restrictive covenants before you get too far into the design process.

Find out where utilities such as electric, telephone, gas, sewer and water connections will enter your property; are they near your sections boundary or will you need to bring these services on-site? A Land Information Memorandum Report (LIM) from your local council will highlight these utilities and also make you aware of important environmental and land related information such as storm and drainage, likelihood of flooding, erosion risk, heritage and conservation classifications.

Be sure to have all your building consent forms organized and ready before starting any house construction, it is important that all your home design planning complies with your country’s building code, particularly if you wish to sell your home once completed. It can be a costly and time consuming mistake for new home owners / builders if the above house design considerations are overlooked.

Ranch style house plans were first built in the United States in the 1920′s, and became very popular in the post-World War II era when GI loans, and Americans taking to automobiles and commuting to work, fueled a building explosion in the suburbs. This style was particularly associated with inexpensive tract housing developments since these homes are cheap to build and maintain. The house is marked by a long, low profile, and the minimal use of interior and exterior decoration. These houses fuse modernist styles and ideas with the romantic image of American western working ranches, which creates a very casual and informal living style. The popularity of it waned in the latter part of the twentieth century with the rise of neo-eclectic architectural styles and a return to using traditional and historical decoration. Recently the ranch style has undergone a revitalization of popularity, with preservationist movements in some ranch style house neighborhoods, and also with a renewed interest in this style by a younger generation which did not grow up in ranch style homes. The style revival is similar to that experienced by other styles such as bungalow and Queen Anne architecture, which were quite popular at one time. It faded as a desired style of housing resulting in teardowns due to disinterest and decay and then resurged with a renewal of interest and the gentrification of surviving houses.

Basically, ranch home plans have a number of common features. These include a single story dwelling with a low, long roofline; large, overhanging eaves beneath a side-gabled, cross-gabled, or hip roof; asymmetrical, open L-shape, U-shape, or rectangular floor plan; brick, stucco, or wood exterior; simple or rustic exterior and interior trim; an attached garage; sliding glass doors in the dining or living area which open onto a patio; large windows often decorated with shutters; and ceilings which are vaulted and show exposed beams. Other variations on the basic ranch style include the raised ranch, in which a furnished basement – often used as a recreational or hobby area – is partially or completely above the ground foundation and thus serves as a separate floor. This style often takes advantage of a hillside location, so that the full dimensions of the house are not evident from curbside. The idea is to create open spaces sweeping from the garage through kitchen through dining and living areas to the bedrooms at one end and to allow the outdoors to come inside with large windows and ready access to a back patio area – often with barbecue and recreational facilities -where much living and entertaining takes place. Thus, the typical ranch home plan is best suited to summer living, and to areas with mild climates. Long and low structures are not as economical to heat as are tall, compact buildings, thus the ranch style has been criticized as being wasteful of energy.

Owning a craftsman home plan is like owning a piece of history. Some of America’s most prominent architects designed the Craftsman style home. The designer we think of most was Gustave Stickly. Mr. Stickly started off his career as a furniture designer. After finding great success with his furniture designs he branched our to house plans. He developed the craftsman home design.

The design is known for its simplicity. These homes are normally informal. Charm just oozes from this home design. The curb appeal of these homes makes them a hot commodity in the housing market today.

“The Craftsman,” magazine created by Gustave Sickly promoted the craftsman style. Craftsmans homes gained their name from this very magazine. The homes show off artistry in their home construction and interior furnishing. The craftsman home was for the do it yourselfer. Mr. Stickly urged people to take the craftsman home plan and build it themselves. The original design made it affordable and available to the average home owner.

Mr. Stickly does not get sole created for the homes popularity. Other top designers of the time like Henry Mather Green and Charles Sumner Greene also made this style of home common to the average consumer. These two men meshed arts and crafts with wooden buildings from Japan and China. Like so many other new house plans being developed in the US, the craftsman found its home in California as well.
